How do I make a payment with UpperBee Pay?

ACTIVATION REQUIRED Your property manager must enable UpperBee Pay for your property before you can use the payment methods described in this guide. If UpperBee Pay is not available in your portal, contact your property manager.

Before you start

  1. Sign in to your UpperBee portal or scan the QR code on your statement of account.
  2. Open your statement of account and select the UpperBee Pay payment option.
  3. Review your balance and the payment options available for your property.

Choose the balances to view or pay

In the owner portal, you can select balances for viewing, downloading or payment. The categories offered depend on your property's account configuration.

  1. Open UpperBee Pay, then choose Pay My Balance or Download Statement.
  2. Choose the categories offered for your property: All Receivables, Claim-Related Charges (Sinistres) or Condominium Fees.
  3. Review the updated amount. When you select several categories, their balances are combined.
  4. Continue with the payment or download the statement using your selection.

PAYMENT ALLOCATION When you pay only condominium fees, the payment goes to that account. If several categories are selected, the eligible selected account with the lowest number takes priority, according to the configured rules.

Which option should I choose?

PAYMENT METHOD HOW IT WORKS KEY POINT
Bank payment You make the payment through your financial institution's online or mobile banking portal. One-time payment; your balance is updated when the payment is received.
Credit card You pay directly in UpperBee Pay using an accepted card. A convenience fee is added and displayed before you confirm.
Pre-authorized debit You authorize recurring withdrawals from your bank account. One-time enrollment; a form sent by email must be signed.

Tip: to automate recurring payments, choose pre-authorized debit.

OPTION 1 | PAY FROM YOUR BANK

This option lets you pay UpperBee Pay the same way you normally pay an electricity or phone bill through your financial institution's online banking portal.

REFERENCE NUMBER Use the number shown under the Bank payment option in your portal. This number is linked to your account; do not replace it with another resident's reference number.

Steps to follow

  1. Locate your reference number in your UpperBee portal and keep the page open.
  2. Sign in to your financial institution's website or mobile app, as you would when paying your regular bills.
  3. Add a new payee and search for UpperBee Pay in the list of available payees.
  4. Enter your reference number exactly as it appears in UpperBee.
  5. Enter the payment amount, review the information, then confirm the transaction.
  6. Keep your confirmation number until the payment appears on your statement of account.

POSTING TIME The amount is applied to your statement of account when it is received by UpperBee Pay. It is therefore normal for your balance not to update immediately after the banking transaction.

Supported financial institutions

TD Bank, Desjardins, National Bank, Tangerine, BMO Bank of Montreal, RBC Royal Bank, CIBC, Laurentian Bank, Wealthsimple, Scotiabank, Manulife Bank and EQ Bank.

The list of participating financial institutions displayed in your portal is the most current reference.

OPTION 2 | PAY BY CREDIT CARD

You can make a one-time payment directly in UpperBee Pay using a Visa, Mastercard or American Express card accepted by the portal.

Steps to follow

  1. Select Credit card from the available payment options.
  2. Enter or review the amount you wish to pay.
  3. Review the payment summary, which shows the payment amount, the convenience fee and the total amount that will be charged to the card.
  4. Enter the card information: name on the card, card number, expiry date and CVV/CVC code.
  5. Review the information and confirm the payment.
  6. Keep the transaction confirmation for your records.

CONVENIENCE FEE A fee is added to the payment amount. The total amount charged to the card is displayed before you confirm the transaction; review it carefully.

Information to have ready

  • The amount you wish to pay.
  • The cardholder's name exactly as it appears on the card.
  • The card number, expiry date and CVV/CVC security code.

SECURITY Enter your card information only on the secure UpperBee Pay page. Never send your full card number, CVV/CVC code or online banking credentials by email.

OPTION 3 | ENROLL IN PRE-AUTHORIZED DEBIT

Pre-authorized debit lets you authorize recurring withdrawals from your bank account to pay recurring amounts due on your account.

Required information

  • The recurring withdrawal amount.
  • Your email address and phone number.
  • The desired start date for the withdrawals.
  • A void cheque for the bank account to be used.

Steps to follow

  1. Select Sign up for recurring bank withdrawals in UpperBee Pay.
  2. Enter the withdrawal amount for your recurring payment schedule.
  3. Confirm your email address and phone number, then choose the withdrawal start date.
  4. Upload your void cheque for the bank account that will be debited.
  5. Submit the request. An email containing the pre-authorized debit agreement will be sent to you.
  6. Open the email and sign the form. Your enrollment is not complete until you sign it.

REQUIRED STEP After submitting the request, check your inbox and junk mail folder. You must sign the form sent by email to finalize your authorization.

Before the first withdrawal

  • Confirm that the amount and start date are correct.
  • Make sure sufficient funds will be available in the bank account on the scheduled date.
  • Avoid making another payment for the same period without first checking your statement of account.
  • If a payment is due before the selected start date, follow your property manager's instructions to avoid a late payment.

Frequently asked questions

Which option lets me pay automatically each month?

Recurring pre-authorized debit is designed to automate withdrawals. Bank and credit card payments are initiated by you.

Why does my bank payment not appear yet?

The payment is added to your statement of account when it is received by UpperBee Pay. Keep your banking confirmation and check your balance again after processing.

Where can I find my reference number?

It is displayed under the Bank payment option in your portal. Always use the number associated with your own resident account.

Why is the amount charged to my card higher than my payment?

The total includes the convenience fee. UpperBee Pay displays the payment amount, the fee and the total separately before you confirm.

I did not receive the email to sign my pre-authorized debit form. What should I do?

Check your junk mail folder and confirm that the email address entered is correct. If you still cannot find the email, contact your property manager or building management team.
